The property is located at Ave 15, Madera, CA 93636.
Apx 6.6 miles west of Hwy 41. Nearest cross streets between Rd 35 1/2 and Rd 35.
It is 4 miles from the Madera Ranchos, it is in the Bonadelle Ranchos.
It just APPRAISED in March, 2008 for $380,000 while doing a reverse mortgage.
I am 66 years old and no more house payments. YAHOO!!!!
Tax assessor says it is 1.36 acres. Built custom 2001 by Bill Willis.
It is 1570 ft. sq., 3 bedroom, 2 bath.
Tile flooring in the kitchen and dining room. Carpet through out the rest.
Wood Burning Fireplace. Storage for many cords are available to you.
Kitchen has Built in Stove, Dishwasher and Microwave,
Laundryroom (in hall with French doors) with Washer and Dryer Hook-ups (electrical only).
Circular driveway is 18 foot wide. Between the drives there are 2 each - 2 globe decorative lighting poles.
Large Front and Backyards. That’s what I call the formal yards.
There are 8 gates modularizing Chain Link fencing access around the property.
The backyard is private due my privacy fencing on the east side and the neighbors privacy fencing on the west side. The openly exposed area is to the south, nearest neighbor is apx 500’.
There is apx 1/2 to 3/4 acre back property, landscape or build as you desire. Water and electrical ran to back property.
I have ran water (2” pvc) and electrical (120vac , 2 runs alive in 1” pvc, and a 2” pvc for any future use you want.)

When building home, I had a pool installed of 80 perimeter feet, deepest 6 foot, with 1 large seating (for beer and margaritas in chairs) step and 2 smaller ones. At the far end there is a seating platform. It has a rock waterfall.
A lot of cement poured in the back and side yards.
A 100’x20’ Dog run with 1 Soquel evergreen amongst 2 Bradford fruitless pears .
I had installed a hot tub and all necessary wiring, however, a divorce took the hot tub, but all wiring is still in place.
It has 2 cherry trees in the back yack.
In the backyard there are 4 citrus trees, orange, tangerine, lemon, and 1 (huh) orangeish type ?
Also in the back yard is 1 Bradford fruitless pear between 1 Soquel evergreen, and 1 Chinese Pistachio.
And outside the backyard are 3 fruit trees:
1 is a multiple variety nectarine, 2 peach, 2 apricots.
1 is a multiple variety apricot.
1 is a fuji apple.
They are 3 years planted and all are bearing fruit.
I have run 2 each – (1" electrical pvc) - 110vac (2 runs) to the back of property.
I also ran a spare 2” electrical pvc conduit for future use. I have installed 2" water pvc to back of property in preparation for watering.
I recently had a complete set of cabinets, ceiling to floor, with doors, on the east and west walls of the garage.
I also built a 20’x16’x16’ building (2 story, 720 sq ft). It has an electric motor lift on top floor, with drop down stairs.
It has a community well of about 20-25 lots.
I planted 4 Soquel evergreen on west side of west driveway entrance.
I planted 36 Soquel evergreens from street to back of property on the east side, of which I lost 5-8 last summer, due to faulty water timers.
There is room to expand the house. Right before my divorce, my wife and I had our original builder out and he drew up plans for us to add 2 more bedrooms to the east end, or 1 smaller br and expand our master br.
Also were going to extend the back of the house to add another large room and increase patio to the east end of the home. My wife worked out of our house and it just wasn’t working so we were going to add about $35-$50 grand.
We were going to add an additional entry to home office through what would have been her office bedroom.
There may be more, memory is faulty.
